Especially from a distance having vendors/RE agent/PM/ ETC that you can trust and can build a strong working relationship with, will pay dividends for you down the road.

We are selling our SF home and taking the jump into living for significantly less and then being able to cash flow and build on the momentum later down the road.

You just burned one of her properties (or vice versa) that could have been financed down the road; robbing you both of income.The rule is 10 financed properties EACH for conventional financing.

I started with an LLC for protection but acquired umbrella insurance down the road as well (mostly because my attorney advised it).
