This part seems to impact broad authority in the Dillon rule state.

It seems your issue is two fold, partially due to poor underlayment/uneven floor and thickness of the LVP can play into that too.

If you are going to save $10K, $25K, or $100K by developing a tax plan when you first start out, a $2-5K outlay seems pretty insignificant. 

Some of the names I have heard are: appfolio, buildium, rent manager, rent vine - but doesn't seem like there is a clear favorite among users.  

Meet with someone that lends out his or her own cash, present the deal to them (seems like it's a pretty clean deal) and they may want to work with you.

One caveat: doing this created a situation where it was difficult to get loans because one of our LLCs is a "checkbook IRA"- seems the nonrecourse lenders mostly don't like having a non-IRA partner involved.
