Keep good paperwork, it's your best defense.

I don’t know what paperwork you did or didn’t sign, but it’s very possible that “your” agent is actually only legally representing the seller.

I am purchasing a property from a whole seller that locked up a property on the MLS and then I purchased it from him I signed all the docs and wired the escrow money to title company 5,000 non refundable on time signed all the paper worked and had everything they needed on time.

Lender would also ask for work permit/visas related paperwork.

RE brokers do screw buyers and sellers over, but at least it's a clear paperwork trail and not one PSA for the seller and a different one for the buyer.#3 Of course they pay my fee because the property is not at "market" price.

The paperwork and title needs to have bank in first position, and then the seller in 2nd position.

I believe as of now pre covid evictions have been frozen and current unlawful detainer paperwork isint being accepted by the California courts from what I’ve been told by neighbors/friends and local investors. 

I plan on having a lawyer draw up the paperwork, but wanted to get some input on what to put in it.
