What I’ve been trying to dig into is weather or not in makes sense to sell this and buy a SFH if I can get the cash flow the same.

Hello all,I'm looking into my first multi family passive investment and trying to dot all of the i's and cross all of the t's before signing on the dotted line to protect everyone involved.How deeply do I need to dig into the sponsor, deal and location?

Especially the wholesaling while building capital and digging myself out of a financial hole.

From there you can filter more to dig down to a more granular view of the properties you are targeting. 

If a market starts checking all the boxes I'll keep digging on it.  

On a related note, if you dig into legal entity structures, you'll often see mention of having an "asset holding" LLC that then owns the LLCs that own the properties. 

They covered the damage to the property, the inspection for determination of the problem including the camera scope, but once they found out it was caused by tree roots, they informed me that roots were not covered (probably because of the probability of having to dig). 

I know all this stuff is online and I've been digging in as much as I can but it's so scattered.

Thanks for the kind words.Once you dig into the leases you might uncover more issues.Depending on age of the center find out if a dry cleaners ever existed on the site.

Get to know them, ask a lot of questions and keep digging.
