Most Insurance doesn't cover 6 claims...

NOT covered by insurance:

1.  FLOODS, can be covered by separate FEMA flood insurance but not by home owner or rental policies.

2. EARTHQUAKES

3. SEWER BACKUPS

4.  PESTS rodents and bugs

5. SINKHOLES

6.  MOLD

Many of these can be covered with additional riders to your insurance, but are often excepted in the standard basic insurance policy.

You are pretty darn close on a special form policy.  As insurance underwriting get's tighter on margins and customer demand for a low-cost policy rises, we are seeing an increase in basic form policies being issued.  Basic for would exclude much more than that and are often disguised (the agent's selling basic form hope you are more concerned about cost than coverage, and many RE investors fall into that trap).

On a basic form you would lose Weight of Ice and Snow, Falling Objects, Water Damage (Think broken pipes), Collapse, Theft and Risk of any other direct physical loss not excluded on the special form policy.

That is because you must have purchased the rider of backup of sewers and drains.  You actually experienced how all of these issues proceed.  Really, David, should add maintenance issues/wear and tear/inherent vice to the list of exclusions on all policies as insurance is not a warranty.  Think Sudden, Accidental and Direct when thinking is this a covered claim.  The sewage backing up, was that.  The tree root was not.  No where in an insurance policy will you see those words put that simply, but that is a great starting point on coverage.  Like on mold, they certainly do not cover that mold that grows over time, but if there was a sudden pipe burst that caused mold...  Now we're getting into coverage terriotory for many policies.
