If you're confident enough with asset segregation in the LLC and not concerned about personal liability, then, just go without.Make tenants carry renter's insurance and reimburse them.Anyway, not that I'm recommending it, but for scenarios where a property is worth 50k in a isolated LLC, I don't see the upside to paying 1k in insurance.

I have been looking at multi family homes for a bit now and some concerns I have between 2s, 3s, and 4s is the net profit.A duplex for 129k rents for 800/unit, profits ~$215-300/monthTriplex for 129k @ 650/unit profits ~$390-543/monthQuad for 129k @ 600/unit profits ~$615-860/monthSo I guess the question is why do people buy duplexes or tris?

If youre trying to get it done under 20K it all adds up really quick.If the garage doesnt pan out and this is in a smaller town where mobile homes are permitted, you could plant a decent one on the lot for near the 20K and get $500 -$600 with the garage.
