Picking the right MFH

I have been looking at multi family homes for a bit now and some concerns I have between 2s, 3s, and 4s is the net profit.

A duplex for 129k rents for 800/unit, profits ~$215-300/month
Triplex for 129k @ 650/unit profits ~$390-543/month
Quad for 129k @ 600/unit profits ~$615-860/month

So I guess the question is why do people buy duplexes or tris? Is there something I am missing here? I understand quads and duplex purchase prices are going to differ sometimes, I see duplexes for sale @ 189k that rent for 800/side and it blows my mine how they can offer that...Why not just go quads?

P.S. I guess the only thing I can come up with is cheaper maintenance for less repairs?
