I am assuming you did not have a larger Refinance loan so you maintain the same Cash Flow result. 

To me, an appraisal seems a fair way to bridge the price expectation gap between the buyer and the seller.

Our requirements were fairly straightforward: manage tenants, track/process rent, track expenses, accept online payments, decent reports (or give me the data so I can make my reports), have a decent interface and have good support.  

I am fairly new to this REI world that I have been exposed to and very excited. 

Does anyone know of a solid, fair priced builder in the Denver metro area who could help with 1-7 single family / duplex type buildings over the next year?
