As of now i mainly just go on zillow and look up local properties in the inland empire, riverside county or san bernardino county.2) Does anyone have any advice on how I could find a mentor in my area, i figure the best way to learn is to model someone that's already doing it.3) Are there any local meet ups in the inland empire or orange county ?

We were just contacted by the owner of a vacant land lot in a nice area/intersection in Minneapolis, MN.We aren't sure if we can do anything with it & I figured I'd post the question here hoping that some experts in land buying/flipping would chime in.We thought about contacting local developers/builders & commercial agents, but any help or ideas would be appreciated.I believe it is zoned for residential since the owner said you could build up to a tri-plex on it.Thanks,JvM

hi all i have been doing a lot of reading hereso put it short and consise here is my situation leaving california and have $250kmoving to north west town of 50k- 100k popim interested in buying a Newer NICE 4 plex that are larger 8- 1200 sq ft per unit with garages the kind a nice family might need i dont want to deal with lower class properties and people.most of the nice 4 plexes i see are 275k to 350 ki can tell exactly how ALL the buildings on the mls are priced they take the rentsexample $750 mo x 4 = $3000 month x 12 months = $36000 yrand times that by 10 = $360 k asking pricei know this senario does not fit the definition of a good deal i see talked about herebut if i did not take one of these buildings i would not be buying onei dont want some dump i want a nice building in a nice part of town to hold forevermy plan was to put about 1/2 down on one of these places and let the cash flow pay the mortgage on the house i will buy maybe $150 - 180k down on the 4 plex and then 100k down on a house for me and my family that would cost 180 k to 225kim fairly conservative so i dont like talk of 10% down does this sound like a good plan to start in realestate investment ?

Only running the real numbers will tell you.As for close to LA, I know the inland empire was good for some time, but think it's been recovering, so may not be as smoking as it once was.
