It's pretty clear in bold letters on loan docs that it is an owner occupant loan.Plus, closing attorneys usually mention it when you're signing the papers...especially if they know you're new.The bank likely wouldn't not fall for the story you were going to live in it if you closed in 16 days and had it it rented out within the month.Your best bet is to cross and your fingers and hope they don't ask in the next 12 months.

I think it's best to break out as many of the expenses as possible.Owner occupied, I bet you can do quite a bit better than 4%.Your PMI looks really high.

Syndications are good bet right now to get in on or create like we're doing

@Arthur Davis - if you're looking to pull money out for investment purposes, I think it's a safe bet to hold off for now, as there are too many variables in the current environment. 

Ric Edelman is a better financial adviser celebrity to listen to in this regard versus Dave Ramsey.Yes, your income from renting is taxable.

I would bet they have someone who either teaches their part time who's good in that arena or know of someone.  

I bet you can do better than 4% on an owner-occupied mortgage.Vacancy will probably be closer to 8%.Insurance looks low for a $300k property.Water/sewer might be a touch high.

I bet this is a full priced deal.

People know someone who met someone who got one in some state...at some point.Best bet is probably to bring in an equity partner.
