Because one auction usually has so many tax deed to sell, it might not be feasible to do title search on too many of them so I'm thinking I kind of have to take on this part myself.

I thought I had a title company to work with that was auction friendly but it turns out they don't like to deal with tax foreclosures and won't work with us on properties that aren't occupied to remove any clouds from the title.

The problem with getting a tax lien or deed on a specific property is that it is an auction and they are often very competitive.

So, with no other option left, we began the foreclosure process in May, and the foreclosure auction took place in early August.Michigan law allows the borrower 6 months redemption period from the foreclosure auction date, during which the borrower can live in the property.
