Wanted: Philly area title company willing to work with tax sales

Hello! I thought I had a title company to work with that was auction friendly but it turns out they don't like to deal with tax foreclosures and won't work with us on properties that aren't occupied to remove any clouds from the title. So does anyone know of a title company in the Philly area willing to work with investors to clear a title from a tax foreclosure? Thanks!
