that was my thought too...most of the wholesalers who are in first spot on real off market houses, are loaded with great info to get you moving to buy, and to sell that house and make their $.

Yup open up the drywall for at least the first foot,  and test see how the insulation and drywall is in several spots.. you gotta get it figured out early because mold will start and once that sets in your talking issues..

You are spot on regarding the areas - the buildings in downtown just off base (76541) are going to be very tough, D class at best.

Ranch Penasquitos (PQ) and Rancho Bernardo (RB) are nice, but expensive spots on the I-15.
