I was using the same $100/door criteria for vetting deals but have recently shifted how I'm evaluating deals and started to look at a longer return horizon since the market is so competitive currently.

Is the tenant responsible for re-caulking the areas in the caulking that have split or broken down due to foundation shifting?

The reality is that while the "rules" and statistics might be your best guide in a board room setting, most of us are in the trenches of real estate investing, where the x% rule isn't always as reliable - especially in the current market where we have super high prices, low interest rates, a shift to vacation rentals, record high rental demand, etc.

If that is the case then your property is even more likely to make a shift in what it's highest and best purpose is in the future.

You can shift some of your business income to a lower tax bracket income by hiring people who are not yet independent adults.
