Direct mal marketing campaign (Letters, cold calling, etc.)

How long does it take an investor to see results from their direct mail marketing campaign? This year I've sent over 500 letters to property owners and I've cold called less than 100 so far. I've spoken with 4 property owners and the deals did not work out financially for me, 2022 I plan on being more consistent with my direct mail marketing campaign (Letters, cold calling and emails). I have a contact list of about 600 small to large multi family property owners in the Sacramento area, how long does it take for an investors direct mail marketing campaign to show results. I don't want to use a broker at this time and I have access to the MLS but I prefer to make a deal with the owner directly because I believe it'll get the best deal. I've spoken with a few brokers but they do not send me the best deals right away.

Hey Mike,

I am no expert at direct mail, but from my experience, the biggest factor is consistency. Sending one or only two mailers out to an owner will not be enough to convince most to call you. Its going to take Many letters over many months. Most of my call backs on my mailings have been from sellers who I had been mailing for 5+ months. I would recommend (if you have not already) picking a list and sticking with that same list for at least 6 months. 

In addition to the consistent mailings I would recommend consistently staying in contact with the Brokers. As they hear from you more and more, they will remember you more and more. Yes, upon first contact they may not send you anything good, but over time you will build a relationship and they will get more comfortable with you. Eventually you will start to see deal flow. It's all about consistency.
