This is a tough road in LA, to be honest, but it is doable. 

The lot prices are comparable and in my mind, the area is better: closer to Pine Island Road with the amenities and access to Fort Myers, closer to Burnt Store RD where to the west there are million dollar gulf access homes, and a better variety of homes generally, some being larger and nicer and not so entry-level looking like many of the homes in Gator Circle. 

I know when I get the house re-appraised down the road they obviously aren't going to look through every cent I've put into the property; but wanted a way to stay organized so I can at least track what I've put into it.What do they look for when appraising/valuing a house?

My favorite is to buy wholesale and sell retail by splitting a larger piece into smaller lots, usually build ready with utilities, a well share, and a road agreement.

Rough neighborhood at that section. ( I live in a nice section 2 blocks away) It's a main road and I believe no parking.

If you want life insurance protection for your spouse or other dependents and want a policy that also builds a cash value account that you can withdraw from down the road, it gives you this option.

It's just kicking taxes down the road when you will essentially have to pay back what you deducted leaving little advantage.Below is not a complete list, but has most of what we are looking to do.  

Apartment buildings are a more advanced (and often higher-stakes) strategy than single fam/small multi-fam, so it's a good idea to get some REI experience before jumping into apartments.Not only will the experience of operating a smaller property be absolutely critical in helping you eventually manage a larger property, but that experience will also make you more attractive to potential investors or partners--if you decide to go down that road....and, as others have mentioned, study up on all the resources (podcasts, articles, youtube videos, etc.) related to whatever investing strategy you're pursuing, and start attending your local REIA meetings.

I doubt he will pay up, but the debt on his credit report might cause him problems down the road.
