That means when you ask the GC to bid on your job, do you pick out the materials you want in the home ahead of time?

Electrical upgrades could range from $6000- $20,000 depending on what we decide to go ahead with.

The outstanding default amount is pretty close to the value.Wondering if there is a way to get in ahead of the trustee auction (vs compete with multiple bidders on the day..) if I can get the seller on board and get the bank to agree..

For tools that I need to depend on often, or need to have a high degree of accuracy with, I will go ahead and buy the more expensive options.  

Here is the situation / story: After winning the property I paid for an in depth title research (yes I know this should be done ahead of time but often there is not enough time to do it before hand. so lets not discuss that aspect of it here.)  

Go ahead and make a future for your family , but take every opertunity you can to spend time with those little ones too !

I understand people have been burned, but I think if you plan ahead for the capital expense and budget for it, shouldn't be an issue and should offer higher returns.
