First Duplex

Hello. My name is Reedi Matthews. I recently started being involved in RE. I have been focusing on flipping and rentals I am actually closing on my first a duplex 6/2/16. Here are the numbers. I bought this property in the West Philadelphia area 49th and Arch. The home has been appraised for 130,000. I purchased the property for 127,000 with a 6% seller assist and 5,000 down. The property is a 4bedroom 2bath. The first unit has 3bedroom and 1bathroom. The second unit is a 1 bedroom 1bath. Both units  are currently vacant but livable. I'm planning on moving in to the 1bedroom unit for a year just  to cut back on my bills and rent the other unit. I hope I'm making the right decision. I’ve arrived at the point in my own career where I feel I need some coaching to more effectively develop my negotiation skills and just to gather full understand of this business.  

 RE seems exciting and I hope to gain from the bigger pockets community. Thank you.
