The prices on the couple of streets that students are interested in living in are extremely inflated compared to the rest of south bethlehem, and ultimately sellers were afraid the appraisal wouldn't come in at the price we agreed upon.

If you're in a position for the risk and can manage it well if it goes south, I say go for it. 

Added to that, it is between Colorado Springs and Pueblo, both of which have been hot markets the past few years, and Colorado Springs is getting an Amazon facility on the south end (close to Widefield/Security).
