After binge reading Robert Kiyasaki's, "Rich Dad Poor Dad," I've been relentlessly searching for an investment vehicle I can wrap my head around and utilize to build a secure future for my family.

The best strategy (in my opinion) makes use of both vehicles - cash today, and steady appreciation for tomorrow. 

That is the most common vehicle my clients use for rental properties.

Anything near the PATH may be pricey, but otherwise she should look along the Light Rail.

I would take a look at a light rail and path map and then look up walkable properties.
