The online wasn't anything like my online college courses - it was simply that the PDFs of the book chapters are online, and there were videos of one of the instructors pretty much reading the book to you more or less verbatim.

if you sit at home reading books, articles and how-to videos all day and all night, but never do any real action, you will never, ever get a deal.6 - 9 months may have been a good number for those people.

I'm pretty sure no one wakes up in the morning and says "ok so today,  I'm going to present the crappiest deal possible and try to get away with it".  

Several different models... google "water alarms" and "water sensors" to see some videos of how they work and photos of the different brands.Welcome to Bigger Pockets Kevin!

I'm sure people do this all the time, and get away with it, but I would guess those who get caught have a mess. 

We have been looking to invest in real-estate for the last 6 years but never took the plunge - we have read a ton of books, watch a ton of videos etc....
