Am I on the right path? 

@ Brian Walsh, will do.I am nervous starting 2 hours away but will give you a call for some leads once if figure out the best path for me.@ Valerie H., Valerie this is a ton of useful information and it does scare me trying to get into a market that is a 2 hr drive.I simply can’t jump in the car and check on thinks or manage as I could if I could find something in Asheville (35 minutes away).My goal in contacting a realtor was following Brandon’s 30 steps in assessing a market such as average selling price, REO prices, length of time on market and what areas are seeing the most growth etc...He was very helpful and informed me that 9100 homes have sold in the last 12 months in the area and was very specific about what areas are seeing the most growth.He also gave me a list of large companies moving to the area, but again 2 hr drive is going to be a huge challenge especially for a newbie.

.), bike paths, and an Amtrak train station, too.All of the things I've mentioned are a quick walk from Gannon.As for housing, generally the more west you go and the more south you go, the better the neighborhoods.  

Keep in mind that there are servicers, property preservation companies, realtors, and real estate attorneys all across the country to help you with your note deals.

If you run afoul of their regulations (again, whether you're a real estate agent or not), you face fines, etc.I'm always confused and frustrated by the prevailing wisdom that wholesaling is an "easy" or "good" way to get started along the path to rehabbing houses.  

Through the research that I have done for the past week, I firmly believe that real estate investing is a path that would be best for my financial goals.I've been in car sales for 2 years, and that was really my first "real job" that I had out of high school, and I feel like it paved a path for me with the skills that I developed over that time period.I've read The Ultimate Beginner's Guide here, and I feel like renting out a multi-family home would work out best for me to start out, and I would love to connect with some investors in the Tucson area who are in the same niche!

I live in the DC area, also one of the most expensive housing markets in the country, and we too have plenty of housing stock that is incredibly cheap.

The leasing world isn't as glamorous but the steady stream of income and the people you meet will open new doors on your path to building that legacy.
