I've never had to pay all cash, however in both instances I did use a hard money loan which is kind of like cash in the sense that it doesn't take 20-30+ days for a bank to underwrite the loan.When I purchased from a private auction, after winning a normal purchase contract was executed indicating all of the terms.

@Matt R.Our own furnished rentals are aimed at students and academics (post docs) and are generally for a term (4-months) or longer, however another landlord here in town provides "Executive rentals" - furnished along with dishes, towels, sheets, etc and he takes a full months rent (the maximum under law here) as a security deposit.

Even though I'm not a fan of assignments, there's nothing wrong with them if executed properly and the wholesaler does a good job educating the seller and keeps them happy.You can also "birdog" for cash buyers [like me].
