I don't know if it's hectic or just the weather.  

I have one rental in Sacramento and my plan is to keep the property and just weather the cycle if or when another downturn happens.

So in the intermediate period awaiting the sellers confirmation of my bid and the sales price and the title work being done, the weather in the area became really bad and we had a ton of rainfall.

You will need to include exceptions for conditions beyond the contractors control such as weather. 

Lesson learned:  When your spouse is resistant to change and risk, learn how to communicate effectively to mitigate the fears and resistance.  

I agree you're right, weather we intend to or not, we all use these principals on a daily basis.
