As Jim K said, I do tend to have the analysis paralysis in general, but when it comes to houses I love jumping in... that's why I'm mentally ready for this journey.

@Matthew Schaefer Great advice above OR you could save yourself the hassle/mental anguish/pain/cost and go with a solid broker if your market.

Probably 80% of the renters have pets....so if something like that gets implemented you could get hurt...longer vacancy periods, etc...or they get really belligerent and want to approve all renters and see their background checks and things like that, which may or may not be illegal but when they start to have pitchfork mob mentality you pay the price.

They must forget that closing deals is directly related to making commissions.Some agents have the mentality of being a bull-rider.  

If you are an investor, certainly there's a certain mentality you have to adopt to be successful- I have come to realize, and it's a constant conscious process, that IF I DON'T FEEL GUILTY ABOUT MY OFFER, sometimes (not all the times) it probably isn't low enough. remember, you make money when you buy.

@Mitchell Jaworski In real estate as in the stock market, it only become hot because of YOUR "herd mentality".

Consider shifting your mentality and valuing your time at say $100/hour then you will not have reservations paying someone $15/h to do some work for you.3.

They had a few units, one with a long term tenant who turned into a horror and just mentally drained them over the past year.
