The property is in FEMA Shaded X flood zone and on high ground but surrounded by wetlands/swamp far from any main bodies of water.I'd like to hire someone to look at the property and tell me if the wetlands are going to help mitigate, or make worse, future flooding events.

If you have concerns  about being available for showings, you can hire a realtor to place  a qualified tenant.

If you hired your cousin to do the work and grossly overpaid then yes I think so.

Get properly insured and operate your business professionally. 

Is there such a thing as an all inclusive agency that handles all of the legal and accounting and licensing for you in one place or do we need to hire a lawyer, accountant, realtor and broker individually?
