lets say I take a look at a house that could use a rehab, kitchen, bath, windows, floor, paint, moldings, recess lights, lawn ,.....What about the electrical ?

The issue is that it is a Bi-level and the appraiser isn't counting the downstairs as Living space even though there is a master bedroom full master bathroom and powder room.

Boy if I was a ground partner of his in any other market I would be telling him to stop selling my product.. anything goes sideways and of course its not his fault.when in fact Morris's whole presentation is full of his opinions that are contrary to good business practices or reality to anyone with any kind of experience in the space.

I'm trying to rent my 2nd floor in my owner/occupy, but I'm running into some resistance on my heat utilities as I have oil heat/hot water.Currently I am including water/sewage but tenant would pay electric/heat/hot water.
