With the current interest rate environment, I’m highly considering refinancing my current home to access cash to start adding real estate to my portfolio.Rough numbers, my mortgage is raised by $200/month to get my hands on approximately $50k, with $30-40k equity still left in the house.Where do I start with the $50k if this is my first property?

Yes you can get a loan for acquisition and new construction but exactly who will depend on your area and the current lending environment.

I would not allow unfixed animals (minus birds and fish) because of:1. the negative behaviour of those animals 2. what you can infer about their owners3. the neighbourhood animals they will attract

I could imagine you'd do well in that environment.

This avoids the entire fishing around for a trustworthy agent that probably doesn't care in the first place (after all, if you're a thousand miles away, there's nothing to stop them from saying the property is in a great area).The localized partner can also ward off issues with a property management company - they can drive by the property easily to make sure everything is in working order and provide easy access to the PM, whereas, you'll be a thousand miles away and unable to control things - you'd be reliant on other folks that don't have skin in the game.
