Deciding what sink to put in the bathroom and what countertops to put in the kitchen has been super fun for me and it got me thinking maybe this is something I should be doing more of.

It's a great area to get deals in but there are parts that have new development and there are parts that are still super scary.

Hmmm, not saying you don't live in a super high cost area, but wondering why the $20,000.00 that you have isn't enough to buy a duplex in your area?

Since I am only a year into the property, I have just under 1000$ in the maintenance fund.Currently, I have a leak in a 20+ yr old roof (not a direct result of hail or super extreme winds) over my tenants side, and going up on the roof, there is a lot of decking that is spongy and seems like it has been letting water in for some time. 

I allow 1 night stays, instant booking, my pricing isn't cheap or expensive, and have been a super host.

Any tips to run numbers would be super helpful.

We have a super small amount right now for a down payment but working on saving each month. . .would love to learn about other options (we have a small amount of equity built up in our home that we are currently in).
