I have my realtor call about it and it's owned by an investing group that wanted to package 4 more houses with it.

My friend bought a guru package real cheap actually where they cover 100% of all costs, just had to be 70% of arv, he got his money back after his 4th deal, i bought him all 4 deals.

The package consist of 11 properties with an attractive 13% cap rate.

@Scott Morris my girlfriend got the essentials package for $2000 but their highest one is 20K.

So I have smart tvs in all my cabins that can connect to Hulu, Youtube, Netflix, etc. and are still connected with cable and Sports package.

Option agreements are specifically designed to achieve what a wholesaler is basically trying to accomplish (i.e. during term of agreement property owner has obligation to sell to option holder at agreed price, but option holder can choose at his/her sole discretion whether to proceed with purchase, sell/assign the option agreement to another buyer, or simply walk away from the deal by letting the option expire without exercising it). 

The $99 price seems more than fair, I just want to be sure that the documents are adequate.Would you recommend purchasing the package from BiggerPockets?
