Do you have any recommendations on lenders or someone investing in real estate in the area?

It's allowed me to do some of my own work like changing toilets and fixing leaking ceilings, but even if I don't want to do a job personally hopefully I'll have enough knowledge to not let a contractor over charge me, or recommend something I don't need.You'll also meet local contractors, and hopefully investors.They may offer an employee discount too.

I'd definitely recommend visiting the city's planning and code department.

I don't think you need to know how to underwrite your own deals, but knowing what commercial underwriting looks like and the metrics mean would be a good place I would recommend starting. 

I wouldn't recommend investing in them unless you're a specialist, especially if you're out of state. 

Curious if anyone has any recommendations on best places to buy and how much i should aim to save.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.
