Unsure how to start

Liam Bell

Hello!

My name is Liam and I just graduated college. I have no debt and I have a job starting July 15th with a salary of $110,000 (end of year bonus expected to be 50-100% of salary). I would like to start investing in real estate as soon as possible. I do not know where to start.

I have been talking with mortgage brokers to see about buying a condo in Manhattan. Then, with the end of year bonus I would like to use that as a down payment to buy a single family home near my parents in Atlanta. I would rent this out.

I don’t really know what I’m doing or where to start. What would you all recommend?

Keep your expenses as low as possible. Stay humble and work your tail off at your job so you can turn that 110K into 130, then 160, then 200 ASAP. If you do this you'll have a huge pile of money that will allow you to pursue whatever strategy you want very quickly.

If I had to do it all over again, I would buy a personal residence as soon as I could, probably house hack, then buy a new personal residence as soon as I had the money for another down payment then turning the old house into a long term rental.

If you're just starting I'd also recommend listening to the Bigger Pockets and Real Estate Rookie Podcasts. If you listen to every episode of each for 6 months you'll know more about real estate investing than 99% of the population.
