Plus tying up 350k cash to make maybe 30k over the total course of 2 years just doesn't make sense from an investor stand point when you could get cash on cash returns in double digits for 1/10th of the initial investment.

My title company allows me to create an Exhibit for the remainder of properties, then I just reference the Exhibit, in the initial contract.

One strategy that I like (and is certainly open to suggestions for improvement) is to prescreen the tenants on the phone with some criteria (ensuring it is the same for everyone) and only set up walk through if the prospects pass that initial screening.
