After about 8 months I got my first call about the tenant/property from a neighbor and found out that the tenant had been hauled off to jail and the house had been trashed over the past several months.

But by and larger better results.. now they don't cash flow as well % return wise on paper but I suspect over the long haul I did better than many who bought stuff that looked great up front and they end up with stories like yours.

At least 50/50, since you knew the oil was there and left it there, and possibly higher for you unless you could prove the tenant was explicitly told not to mess with the barrel because you were having it picked up and hauled away, and they did it anyway.

If you buy all these stuff that is recommended here you will need a trailer to store/haul it and a big credit card to pay for it - and you may never use 80% of what you have bought.
