also, there is a extra column "bankruptcy" , some of the properties marked " BK Hold" whereas some didn't. for this particular one, it didn't marked " BK Hold". when I looked up this property online, most of the websites said its off market.

an online bank will make sure the entire 60k is there when you need it and should give you 1.8% I believe Ally bank also has a no penalty 11 month CD which pays a bit more, the money just has to stay in there for a week for you to be able to close the entire account whenever you want. 

The mortgage statements:I drafted a letter to have her mortgage company send me all statements (she of course had to sign the letter which included her SSN).

Did lot of research online but seems like all the information I gathered so far leads to a dead end.

Ask her to help you look at a couple properties online and run them thru a financial model.
