New into real estate

I have been thinking about getting started in real estate for some time now. Did lot of research online but seems like all the information I gathered so far leads to a dead end. Still have not been able to find answeres on

1) How to find pre-forclosure properties. 

2) A way to find divorced/deceased owners

3) Right ways to approach the owners. 

There are more things that I still have no clue about. 

Any help I can get to get me started will be greatly appreciated.
