I'll say start reading blog posts (articles) here on bp, attend the Wednesday evening webinars, listen to podcasts, follow forum categories you are interested in, search for topics in the forums, grab some books ( you can always search for most recommended ones).

In SA we find most SFR bring an average of 20%+ CCR (cash on cash return) so figure out what return you're targeting.The biggest thing you can do is attending local REIAs and see what other people are doing.

I would also add that you should consider attending Investor club meetings (if they are free or affordable) and/or meetups and see what you can learn there as well
