It will much easier for you to get the advice you need and more importantly not get taken advantage of, if you have clear goals and at least some high level understanding of the inherent tradeoffs in todays market.

I'd suggest possibly extending the house hack to another duplex or quad. 1-4 units are residential so will be easier to finance.
