I am looking to get the most capital as possible.PITI $1450 I expect insurance to go up due to the property becoming a rental.HOA $90Monthy holding $1540+ Lien $270,000.Monthly market rent $1600-1750I was considering a Lease option or Lease Purchase agreement.I have no idea how to write the contracts and have little money for Lawyers.I've spoke with Realtors and property management.

Just keep writing contracts and you'll own all of Ohio in a week. 

Also, I have an unrelated question: Once I find a house I wish to attempt to wholesale, do I just contact the seller and tell them I want to buy the house and write up a contract if they agree?

Write what you expect to happen and enforce it, both to your and the tenants benefit.

Get it in writing and have your attorney go over it with the seller.
