As many of you have mentioned in prior posts, senior housing can be incredibly complex at the skilled nursing level. 

Sitting in the middle of an urban environment, it is one of the Crown Jewel buildings in the city in which we call home.

Pick the deals you like or can work into your plans and goals, be incredibly educated and qualified to help others reach their investment goals on the rest!

Don't take on enormous risks, especially in a changing economic environment.

Never let a tenant text you.. do your walk through if you think your correct deduct the money send the statement and move on.. text and e mail and such has created this whole  environment for this aggressive behavior I doubt your tenant would say that to your face.. ???? 

The incredible thing about BiggerPockets is that the learning is sourced from YOU - the folks posting every day in our forums, sharing the unbelievable, yet repeatable (is that juxtaposition possible?)

These people are in an incredibly emotional place, and most of them NEED to sell but dont WANT to and you will never get those houses.

@Christopher McDaniel that's incredibly hard to answer because you need to know the scope of work.

I still think real estate investing can make sense for them due to the incredible tax advantages and long term wealth building, but I think for higher income folks it makes more sense to be a passive investor or to partner with someone else who doesn't have the balance sheet and liquidity. 

With so much of our current environment being virtual, it's going to be the physical connections that stand out the most.
