what has helped you with pre forclosures

I know that this is a good market to market to... and I have some good leads.  But when I go try and get the contract, what are all the needed documents i should have them sign? If anyone has a script like idea they have used in the past that has worked for them.. I would really like to help people but I dont want to be a complete failure at this.

@Carlena Alva One of the biggest mistakes I see people make in this area is the idea they are helping people. Dont confuse help with buying their house for less than its worth because those things are different. Im not saying you have to be cruel or unkind, but do not lose sight of what your actual goal is which is to purchase property for less than FMV.

With regards to contracts etc, check your states laws about foreclosures. Some states (California for sure) have some pretty strict rules about who can approach homeowners in foreclosure. Make sure you understand your state’s laws so you dont inadvertently do something illegal.
