Good afternoon all.I am just a newbie and I am wroking to get my fist deal done by the end of this year and I was recommended a realtor by a friend of mine who has been investing successfully for the last couple of years.From the contract that he sent to me, it seems to state that he(his frim) would be my exclusive agent to help me with my house hunting for the duration of the agreement (1 year).

They will tell you about deaths, divorces, Foreclosures in process, people who party too much, people who are in jail, people are ar crazy, etc.They will also tell you about vacant properties and police actions in the area.Be clear what you're hunting for.

(Just for context: The average income in this town is $40K and an average 2bd/1ba rents for about $600 with 3bd/2ba bringing in closer to $1000) I did make an offer of $105K but they ended up accepting a cash offer of $102,500.Back on the hunt!

The place doesn't have to be turn key by any means (in fact we'd prefer to do some cosmetic work ourselves to learn the trade early); my lack of local neighborhood knowledge (we live in SF) makes bargain hunting for C-Class housing in B-Class neighborhoods difficult.Any help or discussion is appreciated and I'm excited to see what you guys have to say!
