Lead Generation Help!!!

Hello BP Family,

Lately my full time job has been taking all my time, and my wholesaling business is suffering.  I struggle to create QUALITY leads, and I feel like I am  trying to create deals when they aren't there.

To further complicate matters, I don't have much for a marketing budget.  This means I can't simply throw money into mailing thousands of letters.

Can anyone offer me so good advice on what marketing  I can do with little/no funds and no time?  Potential list creation strategies? online marketing? potential partnerships with professionals?

Any and all help is much appreciated!!!!

@Brian Cam Here's a way to break your activities down:

Learning > Finding > Working > 

Do this in a never-ending cycle.

You'll be amazed what you'll learn on a Saturday afternoon walking around a neighborhood talking with people, especially IF you ask the right questions and listen with the intention of learning. 

They will tell you about deaths, divorces, Foreclosures in process, people who party too much, people who are in jail, people are ar crazy, etc.

They will also tell you about vacant properties and police actions in the area.

Be clear what you're hunting for. Tell people you're looking to find a house to fix up in their neighborhood. 

If you must market on the cheap, and you've studied your real estate basics already, then you'll need to trade time, gas and shoe leather for a house with equity.

You do know what to do with one when you get a prospect who's eager to sell, don't you?
