Very water resilient, durable, and relatively inexpensive..  

So when another "investor" brings a potential deal to me, I ask for the parameters/structure and I will analyze to see if it fits in my wheel house.  

Best thing to do is pay a little more than a window unit and buy a portable A/C & Heating unit on wheels that you can roll around and put in your rentals temporality when A/C goes out that you can have an use for the next 20 yrs.

It may cost more install upfront but the durability wins, year after year, tenant after tenant.

Why re-create the wheel when there are already so many people who have successfully done it already?

You got it Jon-they are manufactured homes when you are selling them and tin cans, candominumums, hallways on wheels, wheel estate, trailers and $h*T boxes when you're buying them.

I have examples of deals I've done and #s, but I'm just trying to get one of the many templates out there so I don't need to reinvent the wheel but just tweak something if possible.

What do you recommend for a durable floor on slab foundation that would be suitable for this income level?
