As far as the condo, run the numbers to see if it will make a good rental (it probably wont') and either rent it out or sell it and put the money towards the MFR. 

Most people dont destroy houses because most people are decent.  

My neighbor works for a major East Coast commercial property company ( I wont mention name ) They have strip shopping centers up and down East coast .

however a totally thrashed kitchen, one with roach s#it behind the cabinets, enough cooking grease on the walls that there is no way to clean it, one with broken drawers and doors, flooring that is destroyed, etc. will provide the good value when replacing the kitchen.  

Like others have said, the cops wont clean up their mess.

My tenants have destroyed my property.

I wont have that kind of experience any time soon and I don't want that to slow me down.

It just wont be coming from the first lenders you think of, likely.

If I could find one more investor then this becomes easier so I wont have to swing the hammer as much and can focus more on the project management aspect.

VA/FHA sees my income as minimum wage because of this and wont consider the tipped portion until I have been on the job for 2 years.
