@Dale K Poyser, great feedback as well, I've definitely identified my number which is $10,000 a month net.

I was told by someone I know to pursue a "Front Office" job, where I am the "deal guy" and having a brokers license would only benefit me here in terms of initially being hired and having a leg up on other applicants as well as just knowing the right people when the time comes to make these deals happen.All the while, if I'm not overextending myself (which I will identify when the time comes) I would like to purchase my first investment property and start the road to being an investor.Please, give me questions to think about, insights you may have, objections to my career path, etc.

Once you have that list you'll then identify which (based upon priority and lien holder incentive) are worth trying to negotiate and which are a waste of time. 

I would identify areas that would help you meet those goals and figure out a way to find deals via the MLS, Wholesalers or some type of marketing. 

We've thought about having a home inspection done to identify all of the areas that would need work done.

I already have a county on board, engineering firm hired with conceptual design completed and I've even identified the parcel.

What you have to be aware of is that the day your first relinquished property sells, time lines start.  45 days to identify, 180 to complete the exchange.  

That is definitely a skill that would be worth having; if you can learn what to look for when doing a home inspection you would be able to go into a house yourself and be able to identify what needs repaired on future deals.
