Or $2000 for a separate basement if you're short-term renting it on Airbnb.I'm not saying buy anything, but find a solid home in a solid location and buy it.

create an amendment to your lease agreement that requests all holes will be patched up at move out date and tenants are solely responsible for tv/mount will be properly installed. request for receipt/payment in the amendment. no biggie. i allow this all the time. 

Often what is referred to as a full gut rehab is a heavy rehab and not a full gut.

for the 500k and at that rate it should be a pretty solid deal unless it needs 50k of rehab or something like that.
