Here's the situation:I have a once beautiful 1970s house in a great neighborhood in a beach area (Lewes, DE).

@Ryan De Jong How long did you own the 4plex before refinancing?  

I'm 58 and not looking for a cookie-cutter cul-de-sac with lots of kids (no offense), rather close to restaurants, shops, etc.  

BUT, honestly, the hassle of leaving work to do showings, dealing with CO and inspection crap, following up with people, preparing pretty marketing packages, weeding out serious buyers, reviewing offers, dealing with the other brokers, staging or advice on de-cluttering that you wouldn't see on your own, professional pictures, etc. etc. ...I would work with a broker 100x over just to have those burdens taken off me.

I'm looking at investing in Delaware.

There is a subgroup for Delaware County, there is one for Chester County that meets in West Chester, there is another that meets in Oaks, and there are a number inside Philadelphia; all of those are closer to you than Horsham, and of course closer than Ambler where the main meeting moved this year.

I looked at housing prices south of the border and it makes much more sense on a price to rent ratio.

If there was one company that would de-junk, repaint or touch up paint, repair minor issues, clean carpet, and clean the unit, then it would be a great deal.When does persistence become annoying?
