Typical wholesaler mentality says get the house under contract, get all reliable cost figures and present the deal to a cash buyer.

There is always plenty of free information but it seems to typically run out and end up leading to some sort of paid coaching, pre-listing/listing packets, and all sorts of other goods.My questions are: Have any of you invested into any of these coaching programs?

In a typical assignment transaction, you as the wholesaler will have the property under contract with the seller, using a purchase and sale agreement.

However, her pay typically comes from the proceeds at closing.

The problem with me being handy is that almost all repairs seem pretty easy to me which is why I'm willing to make the repairs myself for a smaller concession from the seller than a typical buyer that has to hire everything out.

For instance in my local market, Ryan Homes is just typically not going to budge at all, while Pulte has some developments that Ive gotten pretty large sums from. 

Pre-Internet, it apparently didn't matter as much, but it certainly does now that color photos are such an integral part of marketing your properties.

This is Allegheny County, If you know the county court and county property records-keeping systems, you can crawl so far up into people's private business using the online records system that you're ashamed of how much you know about them.Our tenants also typically come from the health-care industry, our area's largest employer.

I ask because in NJ it is typically not preferred.
