To be more frank, my monthly income is 3526.14 my monthly payment for my loan is 2k a month and the rest of my expenses goes to phone bill, food for the house, car insurance and helping pay for my grandmother health expenses which leaves me with not a lot of money to save.

Unfortunately New York can be pretty hard to work with for landlords from investors I've spoken to up there, so I'm sure that you've been doing what you could to try and resolve the situation as peacefully as possible.If she has been a holdover tenant this long and the state has been preventing you from evicting her due to any number of reasons (lockdown, mental health, employment, etc.) is that something that the state could offset with some of the funds that would have/should have gone towards your rent that was not paid to you?

Further, you can also place "reasonable" restrictions on the animals, including the requirement of a recent veterinarian report on the health and vaccine status, with annual updates; must be spayed or neutered unless contraindicated by veterinarian; must be in a carrier or on a leash (unless this prevents them performing their service or task) in common areas,especially elevators, stairways, and other areas where people would be in confined spaces; must clean up after the animal properly in common areas; offensive odors must not emanate from the residence; aggressive or nuisance behavior (such as extended periods of barking NOT related to the service or task they provide) can be prohibited, and potentially grounds for removing the animal and/or the resident; animal must have a chip or collar with owner's identifying/contact information; must have appropriate city/county license if required locally; and photos of the animal for your records.A thorough and clear policy will deter many of those that are less than sincere from applying when they are made aware of the policy details early in the process...like at the viewing, and mention of the policy in ads.

I live in my parents rental in OK which was my childhood home(Class C Area). 2 doors down is family friend who hasn't managed his life too well ie financial, marital, spiritual, and health problems.I talked to him today and he is going to be put out on the street in a couple months because he can't keep his home.He wants to sell to me or my dad because we've gained favor with him. !!!
